Eligibility and authority to use services

Services on luxioio.pro are intended for licensed real estate professionals, agencies and business clients in jurisdictions where we operate. By using the site, you confirm you have authority to engage services on behalf of your organization or yourself.

Users must be at least 18 years old or the legal age of majority in their jurisdiction to enter into a binding agreement for services.

You must use services lawfully and not for purposes that contravene local regulations, anti-funds laundering rules or other applicable laws in Thailand.

Access to certain services may be restricted by local law or by our licensing arrangements. If a service is unavailable in your jurisdiction, we will inform you during the engagement process.

Account and registration

Creating an account lets you manage engagements, access documents and receive updates. Provide accurate registration information and keep it current to ensure effective service delivery.

You are responsible for maintaining the accuracy of information provided. Incorrect details that impede service provision may result in delays or additional fees.

Protect your account credentials. Notify luxioio immediately if you suspect unauthorized access. We use industry-standard measures to secure accounts but cannot accept liability for compromised credentials resulting from user negligence.

Accounts are personal and non-transferable unless agreed in writing. Any third-party access must be authorized by you and documented in our engagement records.

If you believe your account has been compromised, contact support immediately at [email protected] and follow our verification requests to restore security.

luxioio reserves the right to suspend or restrict account access if we detect abusive behavior, breach of terms, or actions that threaten system integrity or other users.

Scope of services

luxioio provides specialized legal support for realtors, including contract drafting and review, compliance checklists, dispute avoidance strategies, and transaction risk assessments. Services are advisory and tailored to the client’s stated facts and documentation.

We may modify available services, introduce new offerings, or discontinue features. Clients will be notified of substantive changes affecting ongoing engagements.

Service availability may be subject to scheduling, resource constraints, and local regulatory approvals. We will communicate expected timelines and will endeavor to meet agreed delivery dates.

User responsibilities and conduct

Users must interact with luxioio services professionally and provide information necessary for effective legal advice. Prohibited actions include misuse of materials and attempts to circumvent our processes.

• Provide truthful, complete and timely information relevant to the legal matter.
• Do not submit forged, fraudulent or misleading documents.
• Respect intellectual property rights and do not reproduce materials without permission.
• Comply with applicable laws, including those concerning anti-funds laundering and anti-corruption.
• Do not use services for harassment, defamation or discriminatory practices.
• Refrain from accessing or attempting to access other users' accounts or confidential materials.
• Cooperate with verification and identity checks required for regulatory compliance.

User content and submissions

When you submit documents or information, you retain ownership of your data while granting luxioio the rights necessary to provide services.

You remain the owner of original documents and proprietary information you upload. Ensure you have authority to share third-party materials and applicable consents.

By submitting content, you grant luxioio a non-exclusive, worldwide license to use, reproduce and store the content solely to deliver the services and for compliance purposes.

You are responsible for the accuracy and legality of materials you provide. We may rely on your factual representations for advice; undisclosed information can affect outcomes.

Requests to remove user content will be considered in light of ongoing engagements and legal obligations. We may retain copies for record-keeping and regulatory compliance.

Intellectual property

All intellectual property rights in luxioio's proprietary materials, templates and platform remain with luxioio or our licensors. Users are granted limited rights to use delivered documents for the intended business purpose.

• Do not copy, adapt, redistribute or sublicense luxioio proprietary templates without consent.
• Do not remove or alter any copyright, activity or proprietary notices from materials provided.
• Where custom drafting is supplied, you may use the output for your own transactions but commercial resale requires written agreement.

Paid services and fees

Certain services are fee-based, including bespoke contract drafting, detailed risk audits and representation arrangements. Fees are set out in engagement letters or online service pages.

Pricing is provided upfront in proposals or on the site for defined packages. Custom work may be priced on a project basis. Taxes and disbursements are quoted separately where applicable.

Payments are accepted by the methods listed on luxioio.pro. Payment must be cleared before commencement of specified fee-based work unless otherwise agreed in writing.

Subscription services, if any, will be billed according to the subscription period selected. Cancellations follow the subscription cancellation policy and any outstanding fees remain payable for used services.

Refunds for prepaid services are considered on a case-by-case basis depending on the nature of the service and work already performed. Any refund policy will be outlined in the engagement terms.

Clients may cancel services subject to notice periods and any fees for work already completed. Cancellation terms will be specified in the engagement agreement.

Clients are responsible for applicable taxes related to services, and luxioio will charge taxes as required by law in the relevant jurisdiction.

We may adjust pricing for new engagements. Existing agreed fees remain subject to the terms of the applicable engagement letter.

Failure to pay may result in suspension of services and withholding of documents until outstanding amounts are settled. We reserve the right to seek recovery of unpaid fees.

Disclaimer

Legal guidance provided through luxioio is based on the information you supply and relevant law at the time of advice. Advice is not a substitute for in-person counsel in complex matters and is not a guarantee of outcomes.

Limitation of liability

To the extent permitted by law, luxioio's liability for direct loss arising from professional advice is limited to the fees paid for the specific service. We are not liable for indirect, consequential or incidental losses arising from use of our materials.

Third-party services and providers

We may engage third-party providers for specialized tasks (for example, title searches). Those providers are subject to appropriate contract terms; luxioio is not responsible for third-party performance beyond our oversight obligations.

Termination

Either party may terminate an engagement in accordance with the termination clauses in the engagement letter. Termination does not affect accrued rights, responsibilities or fees owed prior to termination.

On termination, we will provide deliverables for work completed and securely retain records as required by law. Outstanding fees remain payable and client access to account services may be revoked.

Privacy and data protection

We process personal data to deliver services, comply with legal requirements and for legitimate business interests such as fraud prevention. Our privacy policy describes the types of data collected, retention periods and how to exercise rights.

Communications and notices

Notices relating to these terms should be sent to the contact addresses listed on luxioio.pro. Electronic communications are effective on sending; formal notices may require additional verification for legal effect.

Changes to the terms

We may revise these terms to reflect legal or business changes. Material revisions will be notified to active clients. Continued use following notice indicates acceptance of the updated terms.

Governing law

These terms are governed by the laws applicable in Thailand. Parties agree to attempt amicable resolution of disputes before seeking court intervention, except where interim relief is necessary.

Dispute resolution

For disputes arising from services, parties should first try to resolve issues via negotiation or mediation. If unresolved, disputes may be referred to the competent courts in Thailand as provided in the engagement agreement.
